Eden Roc Estates is in Volcanic Risk Zone #3. This is the same as Mt. View, Keaau and Hilo. Homeowners insurance is available for Eden Roc and conventional lenders will loan on houses here.

The land in Eden Roc is generally level with a few inches of soil covering undulating pahoehoe lava. The foliage is mostly native Ohia trees and hapu ferns with some areas of guava trees. Bamboo orchids can also be found growing in areas of the subdivision.

Building requirements and building code are similar to many areas on the mainland. In general people building as an “owner builder” may expect to pay about $60 per square foot for a completed home. Those property owners who hire a general contractor can expect to pay about $80 per square foot.

Yes, there are numerous building supply companies in the Hilo area and most everything you will need can be purchased locally. Many companies also offer kit homes with designs appropriate for Hawaii.

No. Eden Roc has no CC & R's. When building you must comply with County Building Codes.

Yes. Transactions that go through “escrow” include a title search and title insurance from a licensed title company. An attorney will prepare the Deed and any other appropriate documents. All property taxes and road assessments will be paid through escrow. Buyers share of escrow costs are generally $400 to $450.

Property taxes are currently $100.00 per lot per year and the Eden Roc road assessment is currently $50.00 per lot per year.

Phone. There is phone service available to about 95% of the lots at this time.
Electricity. There are power lines to about one third of the lots at this time. Those lots serviced by electricity have a “share cost” for the construction of the line which must be paid if and when a lot owner wants the power hooked up. The share cost in Eden Roc varies from about $2,500 to $8,500. The share cost can be paid in full or financed by the power company. Those lots not currently serviced by electricity will also have a share cost when the lines are extended. This “share cost” is not mandatory and need only be paid if and when power is required.
Roads. Each lot is serviced by either a paved road or a good gravel road.
Sewer. There are no sewer lines in Eden Roc. Cesspools are currently allowed and cost about $2,000. Rules may soon change to require septic tanks which may cost three times as much.
Water. There is no municipal water in the area. Water is by catchment. Rainwater is collected and stored in tanks. This is a practical method in this area since it usually rains enough to keep tanks full. There are water hauling services available in the rare case of drought or water loss.
Cable. There is no cable service in Eden Roc at this time. Satellite dishes are available.

Most all lots are one acre in size. Typical lot dimensions are 130′x 334′, 141′x 307′ or 167′x 260′.

Normally, you can put only one house per acre lot. It may be possible to get permission from the County for a second residence it if is for an agricultural worker employed on the land.

Generally, a bulldozer is used to clear the trees and “rip & roll” the underlying lava. You are left with a compacted and level driveway and house site of broken rock which drains well. Gravel, cinder, cinder-soil and dirt are often then brought and spread.

There is a convenience store, post office, school, bakery and gas station about 4 miles from Eden Roc. In Keaau, about 10 miles away is a supermarket, hardware store, bank, restaurants and bar.

The nearest hospital to Eden Roc Estates is the Hilo Hospital in Hilo(24 miles).
